Every month I go through the Toronto Regional Real Estate Board's Market Watch report line by line, because the headlines about "the GTA market" rarely tell a Vaughan homeowner what's actually happening on their street. This is the first of my monthly updates. Here's what the September 2026 numbers say about Vaughan and York Region, and what I'd do with them if I were buying or selling right now.
The big picture: a market in a holding pattern
Across the whole GTA, TRREB reported 5,040 sales in September 2026, down 9% from September 2025, while new listings fell 14.4% to 16,500. The average selling price was $1,006,409, down 5.1% year over year, and the MLS® HPI Composite benchmark was down 4.7%. TRREB described buyers as being "in a holding pattern" over economic, inflation and borrowing-cost uncertainty.
Vaughan detached homes: prices, sales and listings
Detached homes are what most of my clients in Vaughan own or want to own, so let's start there. In September 2026, TRREB recorded in Vaughan:
108 detached sales
Average price: $1,599,218; median: $1,442,500
366 new detached listings, with 594 active at month-end
Average sale-to-list ratio: 97%
Average days on market (listing): 38
The MLS® HPI benchmark for a Vaughan single-family detached home was $1,496,300, down 5.42% year over year.
For context, across York Region there were 479 detached sales at an average of $1,444,505 (median $1,325,000), 1,790 new detached listings, a 97% sale-to-list ratio and 36 average days on market. York's detached benchmark was $1,329,800, down 6.40% year over year.
Vaughan overall (all home types)
Looking at every property type together, Vaughan had 213 sales in September at an average price of $1,163,441 (median $1,080,000). There were 735 new listings and 1,267 active listings, about 4.9 months of inventory (trend). Homes sold for 97% of list price on average, after an average of 42 days on market for the listing (61 days when you count the property's full time on market across relistings).
What about Woodbridge, Kleinburg and Maple?
The Market Watch report breaks numbers out by municipality, so Woodbridge, Kleinburg and Maple are all rolled into the Vaughan figures above rather than reported separately. In these neighbourhoods I price every home on its own street-level comparables, not the city average — a Kleinburg estate lot and a Maple semi live in very different markets. If you want the numbers for your pocket, ask me and I'll pull them.
What this means for sellers
With 594 detached homes for sale and only 108 selling in September, buyers have choice. A 97% average sale-to-list ratio tells me homes are still selling close to asking, but the ones that sell are priced right from day one. My advice: price to the current benchmark, not to what your neighbour got in 2024, and invest in preparation and presentation so your home is the one buyers pick out of the lineup.
What this means for buyers
This is the most negotiating room Vaughan buyers have had in a while. Detached benchmark prices are about 5% lower than a year ago, and an average of 38 days on market means you can usually take time to do your homework — inspections, financing, comparing options. Get pre-approved so you can move decisively when the right home comes up.
